Franco brings more than 25 years of practical property experience across property development, investment, renovation, construction, leasing, private sales and self-managed property ownership.
A Civil Engineering graduate with early career experience on major construction projects, Franco later built and managed his own property portfolio, gaining more than 25 years of hands-on experience across property development, renovation, construction, leasing, marketing and sales.
Encouraged and supported by his wife and business partner, Claudia, he established Property Mentor Services Australia to provide something he believed was often missing—independent, practical property guidance focused entirely on the client's best interests.
After many years in Sydney, Franco and Claudia fulfilled a long-held ambition to make Coffs Harbour home. They quickly fell in love with the region and are proud to call it home, while continuing to assist clients locally and throughout Australia.
Franco believes the best property decisions are made when people have the right information, understand their options and choose the path that best suits their own goals. His aim is simple: to help people make better property decisions with honesty, integrity and genuine care.
Claudia Gugliotta
Staging and Marketing
Claudia combines a long career in customer service with genuine passion for marketing, presentation and design. After completing a certificate in marketing, she enjoyed a successful international career with Qantas while continuing to develop a keen interest in property presentation, renovation and investment.
Over many years, Claudia has worked alongside Franco on numerous property projects, contributing to the layout, ideas, colour selection, finishes, presentation and styling that have enhanced the renovations and developments in property sales. Today, she has also worked with leading merchandising companies throughout Coffs Harbour region, helping national brands present their products professionally in retail environments. Her eye for presentation, organisation and attention to detail complements PMSA commitment to helping clients present their properties at their very best.
